There are four options open for a property buyer .

  • accept the sellers information.
  • instruct a qualified valuer to provide a valuation report which is an opinion as to the price the property would sell at in the open market on the day of inspection. The report says little if any about the condition of the property and is normally requested by lending institutions to confirm that the property forms adequate security for a loan.
  • R.I.C.S. Homebuyer Survey and Valuation is an economy report, with valuation, on the state of repair and condition of a property. Prepared in a standard format devised by the Royal Institution of Chartered Surveyors it is good value and ideal for the modem or smaller property.
  • The Aldridge Lansdell Building Survey is a comprehensive survey report, with valuation, with the flexibility to meet the needs of those requiring a more detailed inspection or advice on a particular feature of the property.

The R.I.C.S Homebuyer Report and Valuation and the Aldridge Lansdell Building Survey are designed to provide the prospective purchaser with a chartered surveyor's opinion on the quality and condition of the fabric of the property as well as the open market valuation. In either report the chartered surveyor aims to assist his client in deciding upon the soundness or otherwise of the proposed purchase.
